The Village of Shiloh will be holding a public hearing at 6 p.m. tonight to allow for public comments or concerns regarding the recent rezoning application of the ‘Heitman Tract.’
Chairman of the Planning Commission Vince Kwiatkowski has announced he is stepping down from the helm, but wants to remain as a member of the board still.
“I’m recommending Brian Manion, another board member, to replace me because I think with his legal background as an attorney will give the board a leg up in future review of upcoming development in the village,” Kwiatkowski said.
Manion has been on the Planning Commission since summer of 2014.
The public hearing will be followed at 6:30 p.m. with a Planning Commission meeting, and then at 7 p.m. for a Committee at Large meeting - all focused on the same agenda item.
“It’s not quite all the way to Green Mount Road. It’s the land from Valleyview Farm Lane up to the area of Indian Ridge subdivision approximately,” Village Clerk Brenda Kern said.
Currently the property sits at 4095 Lebanon Avenue in Shiloh can be accessed by Valleyview Farm Lane, with an unoccupied house that has a large dumpster sitting in the front yard, which Kern said is planned for demolition soon.
“They haven’t secured the demolition permit from the village just yet, but I know they plan on razing the home,” Kern said.
The Rezoning Application proposes to change 169.78 acres of land currently zoned as Non-Urban (NU) to two separate zoning sections.
The first section is requested to be changed to 55.11 acres of R-1 Single Family Zoning with a minimum lot size of 22,500 square feet. The second section is requested to be changed to 114.67 acres of R-3 Single Family Zoning with a minimum lot size of 12,500 square feet.
“I think it’ll be good for neighbors, plus it matched up with the appropriate zoning of the other area subdivisions,” Kern said.
The applicant is listed at JMB 123 Properties LLC, which St. Clair County real estate records list the mailing address as 15 Oak Knoll Place in Belleville that is a residential address. The owner of the company is Dr. Kim Littlefield, who is a local dentist in Swansea at Emerald Terrace.
Property taxes for 2015 are listed as unpaid currently.
