Monroe County had the highest median home sale price in southwestern Illinois in recent weeks, according to the latest data from real estate company Redfin.

The firm provides median home sale price data for Illinois counties based on two weeks of sales.

St. Clair County’s median home sale price was $173,730 for the week ending Feb. 13, Redfin reports, while Madison County’s was $165,000. Monroe County had a median home sale price of $320,000.

Metro-east real estate market

St. Clair County’s real estate market favors sellers, but is on its way toward a more neutral state, according to a January report from Rocket Homes. From January 2022 to January 2023, the county’s median home sale price was $188,468, Rocket Homes reports.

The median price of one-bedroom homes has increased the most in St. Clair County, with a 24% hike, according to Rocket Homes.

Two-bedroom homes have seen a 12% price increase, while three-bedrooms have gone up by 10% and four-bedrooms are up 13.5%. Homes with five or more bedrooms have seen the smallest increase at 4.7%.

Here are Rocket Homes median home sale prices for nearby counties, as of January 2023:

  • Monroe: $285,000, up 12.2% year-to-year

  • Madison: $164,300, up 5.8%

  • Clinton: $175,000, up 5.4%

  • St. Louis County: $241,300, up 5%

  • St. Louis City: $205,000, up 5.1%

Redfin reports Belleville’s home prices were down 3.1% in January compared to last year, with a median sale price of $130,750. Sales are faster than last year though, with average Belleville homes spending 38 days on the market compared to 50 days last year.

Belleville’s housing market is “somewhat competitive,” according to Redfin, with a score of 63 out of 100. Average homes sell for about 2% under list price, while hot homes go for 3% above list price and are pending in about 28 days.

Realtor.com reports Belleville homes sell after a median of 56 days, and they usually sell around asking price.
