Median home value in this metro-east area increased by more than 50% over the last year

The metro-east real estate landscape is diverse, with median home values ranging from $29,111 to $982,329 in these southwest Illinois and St. Louis area zip codes.

Belleville, postal code 62220, has seen an 18.2% increase in median home value over the past year, coming in at $126,407. The city currently has 244 single family homes for sale on Realtor.com, as of Wednesday afternoon, with prices ranging from $7,500 to $850,000.

One area zip code, 62207, saw a decrease in median home value by 33.56%. This brought that area’s median home value down to $41,607.

The greatest increase in median home value was in postal code 63133, with a hike of 50.98%, bringing the median value to $67,211.

Belleville houses spend a median of 38 days on the market, according to realty site Redfin. The site also reported homes there sold over list price 47.3% of the time in March, but the market is only rated a 49 out of 100 on the competitiveness scale.

St. Louis received a score of 66 out of 100 for market competitiveness, and Redfin’s data show the average St. Louis home is on the market for about 20 days before it moves into the pending stage.

The housing market in Fairview Heights is rated as more competitive than Belleville’s or St. Louis’, receiving a 68 on Redfin’s scale.
