These metro-east cities have seen continued rising home values, prices in the last year
Real estate prices in Belleville and Swansea have increased over the last year, while some areas closer to the Mississippi River have had significant declines.
St. Clair County’s median home sale price was at $160,000 for the week ending Nov. 28, according to real estate site Redfin. Monroe County had the highest median home sale price in southwest Illinois at $280,000.

Belleville homes sell for an average of 8.6% more than they did a year ago, real estate site Rocket Homes reports. Swansea’s market has also seen growth recently, with a median sale price increase of 19.9% year-to-year.
While Redfin’s data shows a median home sale price in St. Clair County of $160,000, Rocket Homes reports the number is at $185,000, based on sales from the last 12 months. St. Clair County’s median home sale price has jumped by 7.4% since November 2021, according to Rocket Homes’ data.
Madison County’s median sale price has had a 5.5% increase from last November to this year, according to Rocket Homes, while Monroe County has had a 13.8% increase. Rocket Homes reports Clinton County has seen a 0.4% decline in median home sale price.
Along with median home sale prices, home values have also increased in St. Clair County over the last year. The Zillow Home Values Index says typical St. Clair County homes are now worth $161,917, 14.3% more than they were worth a year ago. The data from Zillow is current through Oct. 31.
O’Fallon’s median home values have spiked by 15.2% to $289,505, according to Zillow. Freeburg’s have also seen an increase of more than 15%, with a 16.5% hike taking the area’s median home value to $245,936.
Not every metro-east city has seen increasing median home values though. The median home value in East Saint Louis has dropped by 10.3% in the past year, bringing the typical home value to $41,592, Zillow reports.
Cahokia’s median home value has also declined over the last year. A 4.8% median value decrease brought the area’s median value to $37,007. Centreville’s median home value decreased by more than East Saint Louis’ or Cahokia’s, with a 19.8% drop.
