New businesses in Fairview Heights: Mexican grocery store, coffee shops, specialty popcorn
Fairview Heights is on fire!
Well, not literally. I just meant that the city’s super busy working to bring some new businesses to town with some great results.
I recently reported the opening of (and a look inside!) the St. Vincent de Paul Thrift Store on Lincoln Trail and the new MINISO store coming to St. Clair Square later this year.
Here’s a roundup of other recent business activity in Fairview Heights, including what’s open, what’s coming and what’s in the works.
And this is just a taste of what’s in store.
Gloria Jean’s Coffees
St. Clair Square’s new go-to coffee shop opened this week.
Gloria Jean’s Coffees is on the lower level of the mall where Starbucks was previously located, outside JCPenney.
Hours are 10 a.m. to 8 p.m. Monday-Saturday and 11 a.m. to 6 p.m. Sunday.

Starbucks
And speaking of Starbucks, the new location at 10850 Lincoln Trail is nearing completion, according to a June 12 memo from Land Use and Economic Development Director Dallas Alley.
Alley mentioned Starbucks at a recent Business Alliance Commission meeting. He said an end of July opening is anticipated. A ribbon-cutting event is slated for Monday, Aug. 5.
Popcorn-N-Such
A specialty popcorn shop previously located in Belleville is making the move to Fairview Heights.
Popcorn-N-Such, owned by Cicely and Andrew Cole, offers a variety of flavor-infused popcorn.
The Coles are currently setting up shop at 515 Lincoln Highway, Suite 7, which can be found behind Batteries Plus near the St. Clair Square entrance at Frey Lane.
I’ll have more to share about this business as the Coles get closer to an opening date.
Tienda Mexicana Don Pedro
Another business to watch for at 515 Lincoln Highway is a small Mexican grocery store in Suite 6.
This week the Planning Commission discussed a special use permit application submitted by Levi Mateo Gaspar Garcia to open Tienda Mexicana Don Pedro in the 1,500-square-foot suite.
A business plan submitted with the application stated that meat, fresh produce, prepared foods, frozen foods, spices, seafood, dairy, baked goods, beverages, canned and packaged goods and other products would be available.
Should Tienda Mexicana Don Pedro open, it will be Fairview’s second Mexican grocery store.
La Jerezana Mexican Market moved to 4618 N. Illinois St. in early 2022 after operating in Belleville for 14 years.
