Fairview Heights approves new development between two restaurants on Illinois 159

Fairview Heights residents will soon see a new business under construction on Illinois 159 after the City Council approved the development this week.

A Take 5 Oil Change facility will be built on a portion of the Lowe’s shopping center parking lot at 6211 N. Illinois St.

Construction will begin in the next 90 days and is expected to last about four months, weather permitting, according to Nick Bahn of Bahn Realty in St. Louis, the property owner.

“Take 5’s operational model emphasizes speed, efficiency, cleanliness, and customer service, with most vehicles serviced in approximately 10 minutes or less,” Bahn wrote in the application to city officials.

Site plans for the development submitted with the application show a proposed 1,350-square-foot, two-bay facility.

As part of the project, the city also approved the division of the parcel at 6211 N. Illinois St., which is owned by Lowe’s Home Centers Inc.

The move allows for separate ownership of the subdivided area by Bahn Realty. The site will be leased by a Take 5 franchisee. It consists of 20,000 square feet located between Chick-fil-A and Chili’s.

Take 5 is a “great brand, a great company,” Bahn said. They’re “quick, clean and customer friendly.”

The firm also developed Take 5 locations in the St. Louis area that Bahn said were well-received. He said he hopes for the same response in Fairview Heights.

Take 5 was founded as Rapid Oil Change in 1984, offering quick oil changes, minor repairs and other maintenance services, according to the business’ website.

The business was first established in Louisiana, near New Orleans, and over the years expanded to eight states with more locations coming soon.
