2 Belleville-area zip codes saw a more than 20% home value increase in the last year

If you’ve been considering the sale of your metro-east home, you may be in luck.

Median home values in six area zip codes increased by 19.5% on average over the last year, according to data from the Zillow Home Value Index.

The increase in property values reflects the current hot housing market, not just in Illinois, but across the U.S.

Rocket Homes, a real estate and tech firm, rates Belleville as a solid seller’s market, with a median sale price up nearly $15,000 since last year. The company also says housing stock is up just slightly from March to April, with 202 homes on the market as opposed to 198.

According to one Zillow report, U.S. home values overall are up nearly 21%, and the market seems poised to remain competitive even as interest rates rise and list prices climb.

According to Zillow data, two Belleville-area zip codes saw median home values increase by more than 20% since April 2021. Those were zip code 62223 – with a median home value at $148,882, an increase of 20.12% – and zip code 62221, with a value at $212,279, a 20.42% jump.

The O’Fallon zip code 62269 is the area with the highest median home values, at $276,482. There, homes have increased in value by 19.08% over the last year.

The Swansea area, zip code 62226, saw the lowest increase in median home value, though it still jumped 18.53%, and while zip 62223 saw a more than 20% increase, the median value there was the lowest of all area surveyed at $148,882.
