Here are updates for current & upcoming Fairview Heights business developments
Fairview Heights has a lot going on with new businesses openings, construction and expansions and other developments.
Here’s a quick rundown of the ongoing projects.
Midway Plaza in Fairview Heights will soon be fully occupied again, according to a recent director’s report from Dallas Alley, the city’s land use and economic development director.
Located at 10900 Lincoln Trail, the plaza’s row of suites currently has one tenant – ImpactLife, a blood donation center – that occupies Suite B.
All About Eyes will take up residence in Suite A, the former site of LensCrafters. All About Eyes vacated its previous location at 5650 Belleville Crossing St. in Belleville in March.
The Belleville office shared on the All About Eyes website that as of March 18, patients of Dr. Gennadiy Dameshek could be seen at the O’Fallon office until the Fairview Heights office opens.

Elite Furniture & Home Décor plans to occupy the plaza’s remaining spaces, Suites C and D. I don’t have much info on this business as I’m awaiting a reply to an inquiry I made to the owner.
Alley’s report also included other commercial properties that are in transition.
Construction of a new Plaza Tire Service facility continues at 218 Lincoln Highway.
The former site of Long John Silver’s site was acquired by Rhodes Development Company LLC in a May 15, 2024, auction. After closing on the property on June 13, 2024, Rhodes submitted a special use permit application to the city to build the 6,560-square-foot tire service facility.
Long John Silver’s, which opened in September 1976 and closed in 2022, was demolished in March to make way for the new business.
The 11,578-square-foot expansion of AutoZone at 918 Lincoln Highway also continues making progress as the original 6,400-square-foot store remains open.
At 4628 N. Illinois St., expansion work continues at Joe’s Pizza & Pasta as owners Abby and Dustin Thompson add 3,080 square feet to their restaurant by building into the adjoining suite.
According to a plan description submitted to the city last summer, the addition will include a double-door entrance with a greeting area, more tables and booths for dine-in customers, a side bar and separate party area and additional restrooms.
A new sign was recently added to the restaurant addition’s façade.

Top Notch Customz & Window Tinting will relocate from Swansea to 522 Lincoln Highway.
The automotive customization shop specializes in window tinting, vehicle wraps and decals, vehicle accessories and other services. Their current location is 4501 N. Illinois St., Swansea.

Other upcoming projects
According to a second report from Alley, three more projects are in the pre-permitting phase: Club Car Wash, 7 Brew and HomeGoods.
A temporary sign for Club Car Wash is on display at 6118 N. Illinois St., the old Smokey Bones site. Construction starts soon for the new 5,028-square-foot facility, which was approved by the city in December.
Club Car Wash was the second car wash company to apply for the construction of a facility at this location. Take 5 Car Wash submitted an application in April 2023, and a site plan was approved by the city in July 2023. In January 2024, Alley said in a memo to the city council that the project was canceled.
After the Take 5 project fell through, the city filed a lawsuit against the property owner to demolish the building. The long-vacant Smokey Bones building came down in late July.
The construction of 7 Brew Coffee at 6308 N. Illinois St., which was originally slated to begin this summer, will be delayed.
In a recent call with Alley, I learned that the location’s current tenant, Better Night Sleep Center, still has an active lease. Construction of the coffee shop, which includes demolition of the existing building, will start after the tenant’s lease expires.
The new 7 Brew location will include a 510-square-foot drive-thru and a 280-square-foot remote storage/cooler unit structure. The 7 Brew location will employ around 50 people, according to a project narrative submitted to the city by Brian Evans of Brew Crew, an Arkansas-based franchisee.
HomeGoods, located at 6559 N. Illinois St., will undergo an interior remodel, the details of which are not currently available.
A request for more information sent to HomeGoods’ media relations is pending.
The remodel of the Fairview Heights store may be part of the company’s current plans to remodel existing U.S. stores and open nearly 30 new locations.
HomeGoods is owned by TJX Companies, which also owns retailers T.J. Maxx, Marshalls, Sierra Trading Post and HomeSense.
Home Textiles Today reported in February that TJX plans to open 130 new stores among its retail subsidiaries worldwide and to remodel roughly 500 existing ones.
HomeGoods in Fairview Heights opened in fall 2014.
